Rewiring an older apartment guarantees that your electrical system can support contemporary appliances and gadgets. Although rewiring is a long-term improvement that raises the safety and value of your house, the cost to rewire a flat varies based on the size of the property, the quality of the materials, and labour costs. A few months back, I rewired my 1200 sq. ft. 3 BHK house, and I had to pay Rs. 3 lakhs.

How Much Does it Cost to Rewire a Flat?

Here are some factors that affect rewiring costs in India:

  1. Apartment Size: A three-bedroom apartment (1000 to 1200 square feet) costs approximately Rs. 3.0 to Rs. 3.6 lakhs.

  2. Rate per square foot: usually falls between Rs. 250 and Rs. 300.

  3. Concealed wiring costs around 15 to 20% more expensive than surface wiring.

  4. Copper wires and branded switches raise prices by 10% to 25%.

  5. Labour rates in tier-2 cities are less expensive than metro areas like Delhi and Mumbai.

Even though it is costly to rewire your home, investing in proper rewiring ensures safety.

Many factors can affect the actual cost of rewiring an apartment. When we rewired our apartment in Mumbai, it cost us Rs. 300 per sq ft, but I remember the electrician telling us the

cost to rewire a flat

can vary depending on the location, apartment size, and so on. So, it’s always a good idea to consult an electrician who will inspect your house, and give you the exact price.

The electrician had given us a brief idea about the pricing in India. Before hiring an electrician, we had done some research about the cost of rewiring in different places, so I am sharing these rates according to that:

City

Cost per sq ft.

Mumbai

Rs. 300 per sq ft

Navi Mumbai

Rs. 275 per sq ft

Thane

Rs. 275 per sq ft

Bhiwandi

Rs. 250 per sq ft.

Mira Bhayandar

Rs. 275 per sq ft.

Vasai Virar

Rs. 275 per sq ft

Panvel

Rs. 275 per sq ft.

The electrician also mentioned the approximate electrical rewiring cost according to the BHK type in Mumbai.

BHK Type

Approximate Cost

1 BHK

Rs. 1.10 lakhs to Rs. 1.35 lakhs

2 BHK

Rs. 1.65 lakhs to Rs. 1.90 lakhs

3 BHK

Rs. 2.75 lakhs to Rs. 3.30 lakhs

4 BHK

Rs. 3.85 lakhs to Rs. 4.25 lakhs

So, if you’re in Mumbai, this is a price list you can refer to as a rough estimate. To get the exact quote, it’s better to consult an electrician in your area.
