The process mentioned by Mr Bindu Sarkar is totally correct. I have followed what he has written on how to

apply EC online in Tamil Nadu and I was able to obtain the EC certificate. An Encumbrance Certificate or EC is an important legal document that records the property's transaction history. So, after you purchase a property, you should prioritise obtaining the EC.

Do you require assistance in locating property papers and conducting due diligence? Legal specialists from NoBroker can assist you.

Although Mr Bindu Sarkar has mentioned a complete guide on how to get EC online, I feel it is vital for us to know what are the documents required to obtain the EC.  If you miss uploading the documents required to obtain EC, the process will be delayed further.

To understand how to obtain EC online you should keep a digital copy of the documents mentioned below:

  • Complete details and documents of the property

  • Attested copies of the address proof

  • Property Title Details

I must let you know that to obtain EC you need to pay some amount. Online EC charges in Tamilnadu are as follows:

  • Application fee for EC- Re 1.

  • Search Fees for 1st year – Rs.  15

  • Search fees for every subsequent year – Rs 5

  • Additional Fee to generate EC from 1987 onwards – Rs 100

You can visit the TNREGINET website to download your digitally signed EC. As said by Mr Bindu Sarkar it will take 2-3 days to verify and generate the digitally signed EC.

I wanted to add to help you out. If you are looking to apply EC online in Tamil Nadu, you can read both the answers.

You can get into really big trouble if you fail to showcase your EC in times of need. EC or Encumbrance Certificate is a document which is cited as a proof of ownership or free title/possession of a property. A neighbor of mine was asked to show his EC since his property was in dispute and initially he said that he did not have it and was on the verge of getting removed as well but luckily he showed the EC certificate on time. I have seen people asking how to get EC online TamilNadu so I did a bit of research myself. It is actually not a hard task so let me guide you.
