Pagdi system is the model prevalent in India where the renter is also a part owner of the house and not the land. If the tenant is residing for 40 years in Pagdi house, he has the perpetual right of residing rights. He cannot be the sole owner but if he wants to sub-let or sell the property, he has to give a share to the original owner.
