Recently, one of my college friends asked me, can a landlord enter without notice? I told him, No. In India, tenants enjoy the fundamental right to exclusive possession of their rented home, It firmly limits a landlord’s ability to enter without consent or prior notice. Can the Landlord Enter Without Permission?

Never. As per Section 17 of the Model Tenancy Act (2021) adopted by several states a landlord must provide at least 24 hours’ written notice before entering the premises, and only for valid reasons such as inspections, repairs, or property showings to prospective tenants or buyers.
