Finding a rental home is definitely a daunting task. When I was looking for rented properties, queries like, “Can a landlord charge rent before you move in?” kept coming in my mind.

This completely depends on the landlords. Rent is usually paid in advance, at the beginning of the month. However, the expectation of the tenant to pay rent at the beginning of the month should be clearly mentioned in the rent agreement. I’d like to explain the same with an example; if you are moving in the month of February, then you should pay the rent at the beginning of February. However, if your landlord is asking you to pay the rent in January, then you should not pay the same. As you should only pay the rent for the duration you are occupying the rental home.

The demand and supply in the real estate market are another crucial component that contributes to an increase in the security deposit amount. Landlords raise their rental demands when there is a greater need for rental housing and a smaller pool of properties that are available. In cosmopolitan cities, the income level also affects the security deposit and monthly rent.
