In case the seller or any previous owner had taken a loan and defaulted or is still under the process of clearing it then it will show in this document.
You can get the encumbrance certificate from the sub-registrar’s office.
Then, after verification, you need to take care of the following
documentsfor applying NOC for Transfer of Immovable Property:
Court Fee
Photograph of Buyer and Seller
Declaration of Consideration. In case of Flat value of both Flat area and apportionment of Land
Up-to-date Revenue Receipt(Khajana Rashid)
Citizenship of Purchaser(Certified Copy of Voter list/Passport etc).
Land Patta (if Available)
Affidavit of Buyer and Seller or Power of Attorney Holder
Photo ID of Buyer and Seller
Power of Attorney copy (if the Seller is a Attorney Holder)
Pattadar to submit affidavit in favour of POA Holder.
Authority/NOC of Co-partner in case of flat.
NOC from Co-pattadar
GMC/GMDA/Municipality/Town Committee receipt/occupancy certificate in case of flat
PAN/TAN Card

The applicant needs to go to the respective Circle Office and apply for the NOC by submitting the required documents and fee.
