Property Tax Increase in 2025
The property tax increase has affected both residential and commercial properties in Bangalore. For example, a property owner who paid Rs. 9,454 last year, inclusive of general property tax and cess, will now have to pay Rs. 12,078 this year, including SWM charges. This shows an increase of Rs. 2,624 in total, which is a significant increase.
Let me talk about commercial properties now. They will face an SWM fee of Rs. 12/kg of waste, an increase of Rs. 7/kg from the previous Rs. 5/kg till last year. This fee is added to annual property tax bills, which aims to generate Rs. 685 to Rs. 750 crores yearly for Bengaluru Solid Waste Management Limited (BSWML). This increase has raised concerns regarding the transparency and waste clearance efficiency. From 2025-26, it will completely merge with property tax, with a planned annual increase of 5 percent.
