Hi. I saw you asking whether is Aadhaar card enough for tenant verification or not. I would say no, it isn’t. There are many reasons for this. As a landlord, you should look to verify the tenant through other documents, too. An Aadhaar card does not serve as a complete source of verification. I will share more details with you below.
Why Only Aadhaar Isn’t Enough for Tenant Verification?
Aadhaar does not give the tenant’s current address and thus, it misses out on verifying the tenant’s address, which is important from a security point of view.
There are local authorities/housing societies which need additional information and verification steps, which go beyond just the Aadhaar card.
Another reason is risk mitigation, which is done by verifying more documents of the tenant and not just the Aadhaar card.
Documents to Verify your Tenant
You should verify the following documents of any tenant before you get into an agreement:
ID Proof: Aadhaar, PAN, Passport.
Address Proof: Utility bills, rental agreement, etc.
Passport-size photograph of the tenant.
Employment Proof.
Income Proof.
This is all from my side. I hope you will find this useful.
