Which Khata Property is Best in Bangalore?

  1. A Khata Properties: A-Khata is the most legally secure and buyer-friendly status you can have in Bengaluru. It means the property fully complies with Bruhat Bengaluru Mahanagara Palike (BBMP) regulations, including proper approvals and planning norms. Buyers of A-Khata properties benefit from:

  2. Easy bank loan eligibility: most banks approve home loans only for A-Khata.

  3. Legal construction and future extensions with sanctioned plans.

  4. Smooth resale and higher demand because the title is clear.

For most homebuyers and long-term investors, A-Khata should be your first choice when selecting property in Bangalore.

  1. B-Khata Properties: These are often considered irregular or semi-legal. BBMP maintains a separate register for these because they did not meet full compliance requirements when first documented. While they may be registered and taxed, B-Khata holders often face challenges:
