Being a landlord I completely understand how annoying it can be to find tenants have left belongings behind when vacating your property. So, what to do when a tenant leaves belongings behind? The first thing that needs to be done is to call the tenant and inform them about their belongings and what needs to be done with the same. 

What I do in such circumstances are:

  1. Make a thorough inventory of everything that was left behind and take pictures of it. 

  2. Contact the tenant and inform them. I usually inform the tenants that I can store their belongings till a particular date, beyond which I will dispose of it.

  3. Accordingly I store the things till the deadline and after that if it is still not claimed I get rid of the same.

From my experience, I have seen if the belonging is something important or valuable then the tenant returns to take it back. Otherwise they don’t. I hope this helps!
