Hey buddy. When I decided to rent out my house for the first time, I thought it would be easy. But I was wrong. There is much more to it if you wish to prevent headaches in the future. You need to ensure you have a good strategy and are ready for the duties that come with being a landlord. I have shared the complete details on what to do before renting out your house below.

15 Steps to Prepare Your Home for Rent

  1. To determine what has to be fixed, get your house inspected.

  2. If you need to make any upgrades, whether related to plumbing, electrical, or structural, now is the time to do so.

  3. Get your house deeply cleaned and painted by a professional.

  4. It is your responsibility as a landlord to provide your tenants with basic necessities. Therefore, ensure that utilities, like gas, electricity, and water, are working before your new tenants move in.

  5. Even though it might seem simple, it's crucial to have the locks changed or rekeyed before a new tenant moves in for their safety.

  6. As a landlord, be sure you understand your duties and responsibilities.

  7. Examine the rental prices for a similar property in the same area.

  8. Decide on a reasonable yet competitive rent amount.

  9. Set a fair security deposit amount as well.

  10. Draft a detailed

    rental agreement

that covers the conditions, rent, late fees, maintenance obligations, and eviction processes.

  11. To find trustworthy tenants,

    conduct police verification

    for credit and background investigations.

  12. At handover, take images of the gas, water, and electricity meter readings.

  13. Request a duplicate of the tenant's Aadhaar card copy.

  14. Don’t skip insurance. Get landlord insurance to protect against potential issues, such as liability problems or property damage.

  15. Finally, mention the rules and the deduction of security deposits verbally also to the tenants.

This is what I did. I hope you found this information helpful.
