According to the terms and conditions of the rental agreement, violating any of the clauses of the rental agreement can result in the landlord evicting the tenant. However, in the absence of such a contract or agreement, a landlord can ask a tenant to vacate the premises and allow him one month's notice to tenant to vacate.
If the tenant refuses to vacate then you can also seek legal counsel to file an eviction suit against the tenant in civil court. One cannot evict a tenant against their will, but if they have good cause, they can.
