I recently sold my home and can tell you what not to fix when selling a house as per my experience. It can be great to resolve every issue when getting ready to sell your house, but not all repairs are worthwhile. It is common for buyers to expect some wear and tear. So, focus on what actually provides value or enhances the buyer's view rather than striving for perfection.

What Should You Not Fix When Selling a House?

  1. Cosmetic Flaws: Buyers often overlook minor blemishes, old finishes, or a few fractured tiles. Leave them alone until they indicate more serious problems.

  2. Minor Electrical Problems: A switch that doesn't work or dead outlets aren't major problems. Just pay attention to safety risks, such as exposed wires.

  3. Partial Room Upgrades: By changing a single cabinet or light fixture, you can highlight areas that need improvement. Either completely remodel or skip it.

  4. Overlandscaping: Don't spend a lot of money on landscaping because potential purchasers might have different tastes and preferences than yours.

So in my experience, give top priority to repairs that enhance usefulness, safety, or curb appeal without breaking the bank.
