There is no fixed statutory deadline set by the Karnataka Government for the general public to apply for a Khata transfer (mutation) after buying a property. Owners can apply at their convenience once the sale deed is registered. However, various time limit for Khata transfer exist depending on the context and authority involved, which I have added below.

What is the Khata Transfer Time Limit?

The Revenue Minister of Karnataka has clarified that property owners are not legally bound to complete Khata or e-Khata transfer by a specific deadline unless it’s part of a sale transaction or regulatory requirement.

  • You can initiate the process once the registered conveyance deed is executed and the property transfer is recorded.

  • For routine Khata transfer applications submitted to the BBMP or urban local body in Bengaluru or Karnataka cities, authorities typically process applications within 30 to 45 days (finance and verification included), provided all documents are correct, and no objections arise. This is widely observed in municipal practice for mutation procedures.

  • Under frameworks like Sakala Services and digital portals, Khata transfer should ordinarily be disposed of within a working month or around 30 working days. However, actual timelines can vary with workload, documentation issues, or verification requirements.

While public regulation doesn’t impose a hard deadline for Khata transfer after registration, the Karnataka Real Estate Regulatory Authority (KRERA) has emphasised timely transfer as part of legal completion of property sales.

What if the Khata Transfer is Delayed?

  • If you applied digitally, you can check the status of your application online. 

  • Make a complaint to the local office. 

  • In some circumstances, you may be eligible to receive compensation for delays under Sakala.

In specific cases where developers delay issuing the Khata after possession, the authority has directed transfer within 30 days from its order date to protect homebuyers’ rights. This is all I know about the time limit for khata transfer.
