  • Keep the Title as “RENT AGREEMENT.”

  • Mention the details of the involved parties. It should include the landlord's and tenant’s names, addresses, contact info, and identity proofs.

  • Now, draft a clear description of the property being rented (full address, flat or plot number, size, whether furnished or unfurnished).

  • Add agreement start and end dates. For 11 months or less, registration isn’t required. Beyond that, it must be registered.

  • Include the monthly rent amount, due date (e.g., 5th of each month), mode of rent payment (bank transfer or cheque), late fees/penalties, and any escalation clause for rent revision.

  • Don’t forget to mention the amount of security deposit, conditions for refund, timeline for return after tenancy ends, and deductions (if any).

  • Clearly state who will pay electricity, water, society charges, repairs (minor vs major), along with the maintenance responsibilities.

  • Include permitted use of rental property (residential or commercial), prohibition of subletting without consent, and rules regarding pets or modifications.

  • Do add notice period required from both parties to end the agreement early, lock-in period (if any), and penalties for default or eviction.

  • Also, add dispute resolution (jurisdiction or mediation), an indemnity clause, and compliance with local rent laws.

  • At the end, the rental agreement needs signatures of the landlord, the tenant, and two witnesses on each page, with full names, addresses, and dates.
