Officially called the Hindu Hrudaysamrat Balasaheb Thackeray Maharashtra Samruddhi Mahamarg, this expressway connects Mumbai and Nagpur, covering 701 km. It helps boost travel and business between cities. What surprised me most was the Samruddhi Mahamarg land acquisition rate; landowners received more than the usual market rate, which really benefited many farmers and locals.
What is the Land Acquisition Rate for Samruddhi Mahamarg?
When the government planned the Samruddhi Mahamarg Expressway (Mumbai to Nagpur), they needed a lot of land. So they gave two options to landowners:
Land pooling scheme
Under a pooling system, farmers will get 30% of the developed land from other areas in return for the land taken for the Samruddhi Mahamarg project. Besides this, farmers will be paid Rs. 50,000 per hectare for non-irrigated land and Rs. 1 lakh every year for irrigated land for the next ten years as part of the Mumbai Nagpur Expressway project.
Direct land purchase
Where they would sell the land and get money immediately. According to LARR (Land Acquisition, Rehabilitation and Resettlement), the compensation in urban areas is 1 times the rate, while in rural areas it is 1.5 times. For direct purchase in urban areas, compensation can be increased to 2.5 times the ready reckoner value or average market price. In rural areas, it can go up to 3 times, and for direct purchase, it may reach 3.75 times the ready reckoner or average sale price.
Even trees, wells, and houses on the land were paid for. The best part is, people who sold their land directly got faster payments and proper support.
