MODT stands for Memorandum of Deposit of Title. It is a legal instrument in housing loans that registers the mortgage of your property with the sub-registrar when funds are disbursed. Usually, the LIC HFL MODT charges are 0.5% of your loan amount. I have shared more details on it below.

What are the HFL LIC MODT Charges?

LIC HFL charges a MODT fee of 0.5% of the loan amount, capped at Rs 40,000, plus a fixed Rs 8,000 registration charge. This fee applies at disbursement or when the property is registered under finance terms. 

  • For higher-value properties (above Rs50 lakh), 1% TDS is also applicable.

  • These charges vary slightly by state due to stamp duty and local registration rules.

  • In Karnataka, for example, MODT is typically 0.5% of the loan amount without an upper cap, or 0.6% for registered agreements, as per borrower reports on Personal Finance India.

However, LIC HFL clarifies their maximum charge policy, 0.5% capped, along with nominal CERSAI registration charge of Rs 100 plus GST. MODT is mandatory for recording the home loan legally. This is all about the MODT charges in LICHFL.
