Recently, one of my friend’s relatives asked her about the maximum ground coverage allowed for a plot up to 500 sq m. She was unsure of it, so she called me. After a bit of research, I informed her that regulations set forth by the local municipality or development authority determine the maximum amount of ground coverage permitted.

What is the Maximum Ground Coverage for a Plot?

The maximum permissible ground coverage (i.e., area built on the ground floor excluding open spaces) for a residential plot of up to 500 sq. m falls under the category “Above 250 up to 500”. In that category, the maximum ground coverage permitted is 55% of the plot area.

That means, if you hold a 500 sq. m plot (or any plot between 250 and 500 sq. m), you can cover up to 55% of it on the ground floor with the building footprint, while the remaining 45% must remain open (for setbacks, circulation, landscaping, light, ventilation).

  1. For example, on a 500 sq. m plot, the maximum ground‐floor built area would be 0.55 × 500 = 275 sq. m. On smaller plots in that same range (say 400 sq. m), 55% means 220 sq. m can be covered at ground level.

  2. It is important to note that these are model norms, and the actual allowable coverage may vary depending on the master plan, plot size, occupancy type, zoning, and local building bylaws.
