What is tenant improvement allowance?In simple terms, it's money that a landlord is committing to giving the tenant for improvements or modifications to the rented space. It's basically like a budget given to the tenant.
The exact amount can be negotiated as part of the lease agreement.
Some landlords don't offer any allowance at all. The cost of major renovations and fixes such as painting, installing new flooring, adding new fixtures, or even making small structural changes to the space will be paid by the tenant. The compensation is usually provided by commercial landlords.
