The SWAMIH Investment Fund (Special Window for Affordable & Mid-Income Housing) is a government-backed initiative created to provide last-mile debt funding to stalled residential housing projects in India. Rather than being a conventional “loan to homebuyers,” SWAMIH funds developers to complete projects, thus enabling buyers to get possession of homes delayed for years. The SWAMIH fund interest rate varies, but as per a reported rate is 6.5% per annum. 

However, this figure is not clearly confirmed in official SWAMIH (government or SBI Ventures) disclosures, and the actual rate applied in each case may differ depending on the project’s risk profile, location, stage of construction, and developer credit.

SWAMIH’s mandate is not to maximise profits but to act as a “lender of last resort” to revive housing projects burdened by liquidity constraints. The terms offered by SWAMIH to developers often involve non-convertible debentures or other structured instruments, and returns or interest are negotiated on a deal-by-deal basis.

Moreover, since SWAMIH does not directly lend to individual homebuyers, the “interest rate” is relevant mainly for developers or project financing. For homebuyers, the benefit is in the project getting completed and being delivered, rather than lower interest on their home loan.
