Last year, I got to know about semi commercial buildings, while looking to invest in the real estate world. We frequently encounter these kinds of properties in cities where we have commercial stores on the ground floor and residential units higher up. I am not very inclined toward purchasing a semi-commercial property. It is because I do not think this will provide a good return on investment. Also, staying there might not be a peaceful experience.

Hybrid properties, including both residential and one or more commercial units, are referred to as semi-commercial properties.

  • High interest rates:

Profits from real estate investments are correlated with interest rates. If someone is paying a significantly higher interest rate on their real estate investment, it is impossible to achieve decent returns.

  • High Interest Rates For Mortgage:

City property taxes for residential and semi-commercial properties differ significantly. Why would someone want to purchase a house like that and incur hefty interest and tax costs? Additionally, the income from the ground-level stores is insufficient to make up the difference.

In certain highly upscale neighbourhoods, ground-level stores could be quite profitable, but purchasing such properties is extremely expensive. 

  • Lower Class Tenants, People Do Not Want To Live On Top Of Restaurant Or Barber Shops:

Imagine residing above a supermarket, barbershop, pub, or eatery. A family should not be raised there. It will be hard to find a nice tenant to live in a place like this because these areas are so crowded. 

  • Difficult to sell:

Semi-commercial properties can struggle to attract buyers. Deals are challenging because banks prefer residential homes over semi-commercial structures.

Personally, I choose to invest in real estate that is 100% commercial or 100% residential. In a semi commercial building you pay interest rates and Taxes as it is entirely commercial property, but the rent you receive is equivalent to residential property, which is very unfavourable to investors.
