I explained rezoning meaning to my cousin just some time ago. I will tell you why the concept of rezoning emerged between us. 

So, what happened is my cousin purchased a forecourt from a gas station that had closed. So, he was wondering if the forecourt was suitable for use as a residence or a school. So, I told him that until it is rezoned to permit use for the particular function, it cannot be used as a residence or school. I also told him to never think that merely because a property seems to have a vacant warehouse, you can turn the warehouse into a home.

If the land is designated industrially and you wish to use it for something else, like your residence or even a commercial shopping mall, you will need to have it rezoned. 

Rezoning a property entails reclassifying the area of land to fall under a new zone in accordance with the zone's regulations and land use rights. However, if a developer wishes to construct four homes on a single lot that is only permitted to contain one to two homes, the property will need to be rezoned.
