Booked a 3 BHK in Pristine O2 World at Rs. 1.57 Crores. In the Kharadi area, behind the Gera commerce zone, this is one of the best future residential complexes. It is located on the major road that leads to Lodha, Gera Planet of Joy on the right, and Panchsheel Tower on the left. It was launched almost a year ago, and there is no litigation over the nearly 20-acre plot of land. Eleven high-rise towers with several excellent amenities are planned. I loved its location.

Recently, I have booked a 2 BHK at Rs. 1.11 Crore in Pristine O2 World for investment purposes. I believe that this property greatly benefits from its Kharadi location. You are aware of the consistent residential and commercial activity in this area. Long-term price appreciation is further supported by premium positioning, a high level of brand recall, and a restricted supply of major luxury projects with a green theme. Despite the high price, I felt it was a safer option for capital growth than a short-term investment due to the superior location and construction quality. Overall, I will give 4 out of 5.

Last month, I visited this project with my friend, hence, sharing my experience and thoughts with you all. I think Pristine O2 World has a reduced risk profile than under-construction or affordable developments because of its established developer reputation and premium location. Also, I believe the rental yields here will increase as Kharadi continues to grow as one of Pune's most powerful IT-driven micro-markets. 

While ROI may not increase dramatically in the short term, the negative risk is minimised. Premium landscaping, lifestyle amenities, and brand recognition all contribute to long-term resale value. Ideal for high-net-worth individuals who want to preserve their capital while also growing it. The possession date as of now is in December 2028, so I booked a 2.5 BHK at Rs. 1.36 Crores.
