Hey Friend,
When a true owner of the property loses his rights for ignoring to remove a trespasser from the property it is known as adverse possession. In this case, the law favours the person who has been trespassing on someone's private property for 12 years. If it's a Government/ State/ public property the trespasser can possess it if the owner does not acknowledge the property for 30 years.
