  • You buy or sell a house, flat or land.

  • Ownership changes through inheritance, gift deed or legal order.

  • A builder hands over a new property to the first buyer.

Usually you must submit:

  • Registered sale deed (or gift deed / inheritance proof, if relevant)

  • Previous Khata certificate (if any)

  • Encumbrance Certificate (EC) to show the title is clear

  • Latest property-tax receipts

  • Occupancy certificate or possession certificate (for flats/apartments) if relevant

  • ID and address proof of the new owner (PAN, Aadhaar, passport, etc.)

  • Sometimes additional NOC from the builder or society is needed, especially if the property is part of a housing society.

The basic steps are;

  • Collect required documents such as sale deed, EC, previous Khata, tax receipts, ID proofs, occupancy/possession certificate if applicable.

  • Obtain and fill Khata transfer application form available at BBMP (or local municipal) office or online portal.

  • Submit application + documents + processing fee / transfer fee at the municipal office or via official online system (where available).

  • Authorities review documents and may conduct a site inspection to verify property details.

  • Transfer/processing fee is generally a percentage of the property’s registration value (often 2% of stamp paper value) plus small nominal charges for certificate / extract.

Once approved and fees paid, the new Khata (or updated Khata) is issued under the new owner’s name.
