  1. Provide details at the start, including the date the agreement was signed, the name, and contact information for each party. 

  2. Give a thorough explanation of the property under management. The address of the property, kind of property (commercial or residential), number of units, and any other details should all be included. 

  3. Describe the services that a property manager consents to carry out with prior authorisation, such as handling evictions, advertising to potential renters, and collecting rent. 

  4. Mention the limitations and obligations of the property owner, including the establishment and maintenance of a reserve fund for regular operations and emergencies, and a copy of the insurance coverage. 

  5. Describe the agreement's conditions as well, including any possibilities for renewal, any clauses about termination, and any notice periods that either party may need.

  6. Don’t forget to include the payment schedule, any additional costs for particular services, and the commission or fee structure for the property management. 

  7. Additionally, include any penalties for failing to pay fees or making late payments.

  8. Finally, include a cancellation clause that makes it clear when and why both the property manager and the property owner may end the agreement.
