Hi, I am planning to visit this project over the weekend. I got to know that the Birla Evara project is a RERA registered project and the RERA ID is PRM/KA/RERA/1251/446/PR/060225/007487. The price ranges from Rs. 1.87 Cr. to Rs. 2.99 Cr, which I think is standard in this locality. The exciting part that I heard about this project is that they are now offering an exciting 20:20:60 payment plan offer.  Where you can pay only 20% at the time of booking, 20% on completion of super structure, and the rest 60% nearing possession, making it hassle free.

I recently visited the Birla Evara project, which spans across 27 acres. The project provides 3, and 4 BHK apartments. There are several amenities like lounge, business centre, home theatre, spa, squash court, badminton court, gym, aerobics/zumba room, yoga, swimming pool, kid's pool, and jacuzzi. I really liked their floor plan. It consists of 13 towers and the best part is an extensive 75% open space. This is currently an under construction property, and the expected possession is in December 2031.

I have invested here, and this will definitely yield a good ROI, as locationally, this project is very good. Some of the locational advantages of Birla Evara project are: 

  1. Proposed carmelaram metro station is just 5 km

  2. Carmelaram railway station is just 5 km

  3. Electronic city is just 6 Km

  4. Outer ring road is just 8 km

  5. Nearby tech parks are RGA tech park and Wipro SEZ within 5 to 6 km

  6. Nearby hospitals include Cloudnine and Manipal within 7 to 8 Kms.

Overall, it is a nice project to invest in.
