What is builder floor?

Builder floors are usually found on low-rise independent buildings. These residential units are constructed on a small/medium sized residential plot or land, wherein each floor is sold separately at different prices. A builder floor is built by the builder on his own or in collaboration with the landowner under a joint development agreement.

 

Difference between builder floor and apartment

A builder floor has one residential unit on a floor as per the floor plan. Whereas, usually in an apartment building, there are 2 or more residential units on a floor as per the floor plan with a common area such as a lobby or elevator.

Pros and Cons of a builder floor

Now that you know what a builder floor apartment, I will tell you the pros and cons of a builder floor.

Pros

1.A builder floor is usually priced lower than the apartment buildings, independent villa or a bungalow

2.There are no maintenance fees, or other charges applicable to builder floor as is the case in developer projects usually

3.Each floor has separate water and electricity supply hence no interference from other residents.

Cons

1.Lack of facilities such as parking, swimming pool, gyms, power-backup, etc.

2.Maintaining and upkeep the property is resident’s responsibility 

3.Difficult to verify records of the property as these units are usually built by small developers
