If a conveyance deed is lost and you want to sell the flat, you must first obtain a certified copy of the deed from the sub-registrar office where the property was originally registered.
File a police complaint (FIR/CSR) for the lost document, publish a newspaper notice announcing the loss, and keep copies as proof. Submit these along with your ID and property details to the sub-registrar to get the certified copy, which is legally valid for sale.
Most buyers and banks accept it in place of the original. Without this certified copy, the sale cannot be completed.
