Building authorities may order evacuation and demolition for safety. It requires owners to vacate their homes until the structure is restored or rebuilt.
The onus then falls on the residents’ welfare association (RWA) or owners' collective to chart the way forward.
A common route is redevelopment, where owners sell or partner with a developer to demolish and reconstruct a new building. Original owners typically receive a new flat, sometimes with added area, often at no extra cost.
If redevelopment isn't viable, the society can partition or sell the land.
The funds, including insurance payouts, are distributed to each owner based on their undivided share (UDS) in the land.
Legal action can be taken if authorities commandeer land for public use, owners may get compensation only if due legal notice and processes are followed.
