Summary
To create a POA for property in Bangalore, you need identity and address proof of both the Principal and Agent, passport-size photos, and property documents like the Sale Deed, latest tax receipt, and Encumbrance Certificate. A drafted POA document with clear powers and two witnesses is required. Finally, the POA must be notarised and registered at the Sub-Registrar’s Office with applicable fees.

The documents required for POA for property are as follows,

  1. First, you must provide identity proof of both the Principal and the Agent. The Principal is the person who grants the power, and the Agent is the person who receives it. You can submit an Aadhaar Card, PAN Card, Voter ID, Passport, or Driving License as identity proof.

  2. Next, you must provide proof of address for both the Principal and the Agent. You can use an Aadhaar Card, a Passport, a Voter ID, utility bills (electricity or water), or a rental agreement as address proof. Make sure the address is up to date and correct.

  3. You must also provide two or three recent passport-size photographs of both the Principal and the Agent. These photos are required during notarization and registration.

  4. If the POA relates to property, you must submit property documents. These include the Sale Deed or Title Deed to show ownership. You must also provide the latest Property Tax Receipt and an Encumbrance Certificate to show that the property has no legal dues.

  5. You must prepare a clear draft of the POA document. The document should include the full names and details of both parties, the powers granted to the Agent, the duration of the POA, and any conditions or limitations.

  6. You must arrange for two witnesses to sign the document. The witnesses should provide proof of their identity.

  7. Finally, you must notarise the POA and register it at the Sub-Registrar’s Office. You must also pay the required registration fees.

These documents help you complete the legal process smoothly and without problems.
