  • The most important document is the

    ) is required to confirm that the property is free of existing legal dues, loans, or claims.

  • Equally important are the

    identity and address proofs

    of both the borrower (mortgagor) and lender (mortgagee). It can be an Aadhaar card, a PAN card, a passport, or a voter ID. These documents establish the legal identity of the parties involved in the transaction.

  • In addition,

    a loan sanction letter

    or loan agreement issued by the bank or financial institution is required. It outlines the approved loan amount and terms of borrowing.

  • Another key requirement is the

    mortgage deed

    itself, which must be properly drafted, signed, and presented for registration. This document contains all the terms and conditions of the mortgage, including repayment obligations and rights of the lender.

  • A

    property valuation report

    is also often required to determine the market value of the property being mortgaged. 

  • Additionally, authorities may ask for a No Objection Certificate (

    NOC

    ) from relevant bodies such as housing societies, local authorities, or existing lenders if the property was previously financed.

Other supporting documents include recent property tax receipts or utility bills, passport-size photographs of the parties, and details of witnesses, along with their ID proofs.
