  1. This is the main document proving ownership. Ask for the original title deed and parent documents (history of ownership) of at least 30 years. It confirms the seller truly owns the property and has the right to sell.

  2. An EC shows whether the property has any legal dues, mortgages, charges, or disputes. Always obtain the EC for many years (ideally 30) to ensure the property is clean.

  3. The Tamil Nadu land revenue records include patta verifies ownership details, chitta shows land classification, and adangal reveals land use history. Ensure these are in the seller’s name and match the title deed.

  4. Check if the land or building plan is approved by CMDA (within city limits), DTCP (outside city limits), or the local Panchayat. Approved layouts protect against illegal constructions.

  5. For apartments, villas or gated communities, verify the Tamil Nadu RERA registration to ensure legal compliance and buyer protection.

  6. Depending on the property, you may need NOCs from electricity, water, fire, environmental authorities, and local bodies.
