Housing societies are under growing pressure to offer charging infrastructure as a result of the quick increase in the use of electric vehicles (EVs). Only a small number of Resident Welfare Associations (RWAs) presently provide specialised EV chargers. While DISCOMs offer dedicated EV connections with subsidised pricing, several states now offer financial incentives such property tax rebates or subsidies for the installation of chargers. Societies can plan infrastructure that is both compliant and future-ready by being aware of the EV charging housing society rules.

What are the Electric Vehicle Charging Housing Society Rules?

  1. According to the 2016 Model Building Bye Laws of the Ministry of Housing and Urban Affairs, EV charging facilities must be installed in 20% of all parking spaces. 

  2. Buildings must set aside extra power in order to run all of the chargers at once, with a safety factor of 1.25. 

  3. With the exception of standalone houses, this holds true for both new and existing structures. 

  4. States are required by the Ministry of Power to establish EV charging standards for RWAs, which include load allocation and backup power.

  5. To guarantee safety, scalability, and compliance while avoiding risky ad hoc wiring techniques, societies should make plans in advance and install community chargers once there are at least five to ten EVs.
