Mutation also known as “Dakhil Kharij” is the process of updating property ownership in the revenue or municipal records after a sale, inheritance, or transfer. Mutation applications are filed with the Tehsildar’s office or relevant local authority and there are specific documents required for mutation of property in ghaziabad for smooth processing. In cases of inheritance or succession, additional documents are required:

  1. The deceased’s Death Certificate.

  2. A copy of the Will or Succession Certificate (if eligible).

  3. An indemnity bond and notarized affidavit, similar to sale-based mutation.

If property transfer involved a Power of Attorney (POA) holder, mutation also requires:

  1. A copy of the POA document.

  2. Proof of payment for registration under the sub-registrar (if applicable).

Additional documents that often facilitate the process include:

  1. Encumbrance Certificate (EC), verifying the property is free from legal liabilities.

  2. NOC from Housing Society or local authority (if applicable).

Once the application is submitted, the Tehsildar may issue a public notice and allow a 30 day objection period.
