Verify whether the property is chawl-eligible or a non-cessed pagdi property.
Now, check ownership rights and title. Also, check for MHADA ownership, if any.
Do examine the rent receipts, CTS extract, and property card.
Look for any property-related problems or legal encumbrances.
Call a special general meeting to go over and approve the proposed redevelopment plan.
A majority of members (often 70% or more) must approve the plan and sign the required consent documents.
Invite tenders from reputable developers. Based on the following, choose them.
Experience and past projects.
Financial capability.
Project timeline and offers.
Proposed redevelopment plan.
With the consent of the majority, finalise the developer through a general body meeting.
Establish a committee to supervise the redevelopment process and serve as a mediator between the developer and the community.
Now, draft an MOU (Memorandum of Understanding) and sign the agreement.
Also, draft a conveyance deed for property ownership transfer.
The individual has to temporarily leave society.
The developer can now proceed with demolition and constructing new structures following the authorized plan.
Finally, the new apartments are returned to the society members with a Completion Certificate (CC) after the building is finished.
