  • Under Section 17 of the Registration Act, any rent or lease agreement with a tenure exceeding 12 months must be registered with the Sub-Registrar’s office. Because an 11-month term is below one year, it can be executed without registration. This eliminates the need to visit government offices for formal recording.

  • Even if registration isn’t required, the agreement must be on valid stamped paper according to government stamp duty rules. Typically, a small value e-stamp paper (e.g., Rs. 100 to Rs. 500, depending on state rules) is used to make the contract legally admissible in court if needed.

  • Though not legally required in most states for 11-month agreements, getting the document notarised by a Notary Public strengthens its evidentiary value. Courts and authorities are more likely to accept a notarized agreement as authentic during disputes or for official purposes.

  • An 11-month rent agreement that is properly drafted on stamp paper and signed by both parties is valid and enforceable in India. Courts generally uphold such contracts in disputes, even if unregistered, as long as they clearly state terms, rent, deposit, notice period, and duration.
