If you are a homeowner, let me tell you, although renting a home gives you flexibility, there are several unstated drawbacks. It may affect your long-term stability, freedom, and finances. The 5 disadvantages of renting a house are: unable to establish equity, can’t build a credit score, no tax advantages, insufficient stability, and lack of control. Let’s go through each one of them.

1. Unable to Establish Equity

The biggest disadvantage is that rent does not generate equity. The amount of your house that you truly own, or the amount of your mortgage that you have paid off, is known as equity. 

Here, in a rental property, you are funding someone else's real estate investment. Every time you renew your lease, your rent will most likely go up. 

Additionally, that money goes toward maintaining facilities you might not even use. Your landlord's mortgage and community repairs will be used as justification to raise your rent even further.

2. Can’t Build a Credit Score

Although your track record of timely rent payments is impressive, it has no impact on your credit score. Conversely, you can improve your credit by paying off your mortgage. When the time comes to refinance, you can use your improved credit score to get better terms or a different kind of mortgage.

3. No Tax Advantages

In comparison to homeowners, tenants are unable to get:

  1. Tax deductions for home loan interest

  2. Growth in property values

  3. Long-term real estate wealth accumulation

The sole deduction you get is the House Rent Allowance (HRA), which is negligible in comparison to ownership benefits.

4. Insufficient Stability

Another downside of renting a house or apartment is a lack of consistency. A landlord may ask you to leave their property at any moment after the lease expires. Moving expenses, stress, and disturbance to daily life are all consequences of frequent relocations. You have to renew your lease every six to fifteen months, and each time the rent goes up.

5. Lack of Control

Painting, drilling, or changing the structure is all prohibited without the landlord’s permission. Basically, you need to compromise your comfort and preferences. Additionally, renovations, maintenance, and repairs are dependent upon the owner's desire. You are also subject to their house regulations (noise, guests, dogs, etc.).

Apart from all these disadvantages of renting a home, there is a major con of paying the security deposit. In locations such as Bengaluru and Chennai, landlords ask for a security deposit of 6 to 10 months' rent, which freezes your funds. It might be time to buy your house.
