There is one agricultural land which is an ancestral property. It has been transferred/ registered to owner’s fathers name in 1980 and then transferred and registered to current owners name in 2020 with consent from all siblings of the owner. My query is do the owner’s fathers siblings have rights over the property still? Is consent required from all of owner’s father’s siblings? Because the property was registered in 1980 it did not have consent of all siblings of the owner’s father. Is this property legally ok to proceed to buy? Or will there be a future problem?

What is the Legal Heir Certificate requirements for Overseas persons of Indian origin? My father was a Canadian citizen of Indian origin who died in Canada. He has a plot of land in Tamil Nadu jointly owned by his surviving wife (my mother) who is also a Canadian citizen of Indian origin. Builder in his / her own land of 1 Acre (43560 Sq ft) made RERA approved 15 storied towers with 88 apartments project. The builder conveyed UDS 43300 sq ft to the 90 apartment buyers through sale deeds. Additionally, the builder had registered deeds (UDS 800 sq. ft) in its favour by mentioning one unit of Apartment no. which is not available in the approved building plan. But in the place, only the community hall is available on one of the floors. That 800 sq. ft UDS takes the total UDS conveyed to 44100 Sq. ft which is excess of the project land area of 43560sq ft. Whether the total 90 apartment sale deeds UDS conveyed by the builder can exceed 43560 sq. ft? If yes, how much excess UDS, the builder can convey? If not, how to deal with the excess conveyed UDS?
