Is an unregistered 2nd sale agreement executed in 1984 valid whose delivery of possession is executed and whose stamp duty has been paid in full? 1st agreement between the builder and owner is registered. Now the building plans to go for redevelopment and consultant has remarked that all agreements which are unregistered in olden times needs to be registered. The property is in Mumbai and the executors and the witnesses are no more. Hence please advise how to go about it? The CHS has transferred the property to legal heirs as per nomination clause.
