The builder conveyed UDS 43300 sq ft to the 90 apartment buyers through sale deeds. Additionally, the builder had registered deeds (UDS 800 sq. ft) in its favour by mentioning one unit of Apartment no. which is not available in the approved building plan. But in the place, only the community hall is available on one of the floors. That 800 sq. ft UDS takes the total UDS conveyed to 44100 Sq. ft which is excess of the project land area of 43560sq ft. Whether the total 90 apartment sale deeds UDS conveyed by the builder can exceed 43560 sq. ft? If yes, how much excess UDS, the builder can convey? If not, how to deal with the excess conveyed UDS?
