Unless specifically exempted, property tax is levied on buildings and vacant land. The Greater Chennai Corporation is the municipality in charge of regulating, managing, and collecting property taxes in Chennai.

According to the regulations, the Greater Chennai Corporation uses reasonable letting value (RLV) to calculate the annual rental value (ARV), which is then used to calculate half-yearly tax for any property within the jurisdiction of the Chennai City Corporation. The monthly RLV is calculated using the corporation's basic rate per square foot for residential and non-residential properties, depending on the property's location.

Residential properties have a basic rate of between Rs 0.60 and Rs 2.40 per sq ft, whereas non-residential assets have a basic rate of between Rs 4 and Rs 12 per sq ft.

Property taxes are calculated as a percentage of annual value, with a 10% library cess added to the total. The following is the percentage of the half-yearly property tax:

  • Offline Mode

Make a check or demand draft in favour of the Revenue Officer, Corporation of Chennai, and pay by any of the following methods:

  1. Tax Collectors

  2. Authorised banks (cash is also accepted), such as Indian Overseas Bank, City Union Bank, Karur Vysya Bank, HDFC, IDBI, Canara Bank, Tamilnad Mercantile Bank, Kotak Mahindra Bank, Lakshmi Vilas Bank, Yes Bank, and Indusind Bank

  3. E-Seva centres (Common Service Centres) set up by the Tamilnadu Government.

  4. Tamil Nadu Arasu Cable Television Corporation (TACTC) locations in the Chennai District.
