“Who is responsible for painting a rental house” is not an uncommon query among landlords and tenants. I have stayed in several rental properties during my college days, so I can answer this query.

Fading of wall paints accounts for general wear and tear and usually, the landlord has to bear these charges. But since your rental agreement clearly states the tenant has to pay for the repainting, your tenant will have to pay for it. In case your tenant is not paying for repainting the house,  you can send them a legal notice. If they refuse to pay for the repainting charges even after that, you can approach the rent court.
