Hey there friend, I have read your question carefully .Don't panic. I will share with you some details regarding inheritance under the Pagdi system. It will help you out.

Can I claim my rights on my maternal grandfather's property after my mother & her father's death?

Under the Pagdi system, upon the demise of a current pagdi tenant- the property can be transferred to a legal heir(s).

Your grandmother executed the will. Since your mother was a legal heir, the property was legally transferred to her.

If the property has legally been transferred under your name. You will inherit the property.

Yes you can claim your Maternal grandmother's property as it is not considered to be ancestral property.

I would highly recommend, you consult with a lawyer about your situation. The lawyer will guide you and ensure there is no escalation of the situation.
