Q.

My father purchased land on a stamp paper deal that closed in 2001 and the land owner mentioned that upfront land was for your road and gutter but today landowner is denying. What should I do? Also, the land owner did not agree to plot registration so what should I do?

I understand that you’re facing a challenging situation regarding the land deal. Let’s address each issue step by step:

Landowner Refusing Plot Registration:

Since you have a valid registered sale agreement, you have certain rights:

  1. Legal Notice

: Send a legal notice through a lawyer to the landowner to execute the sale deed in your favor.

  2. Court Intervention

: If the landowner still refuses, you can approach the civil court by filing a suit for specific performance of the contract. This legal action will seek court directions to enforce the sale agreement.

  3. Injunction

: You can also seek an injunction to prevent the landowner from selling the property to any third party until the matter is resolved.
