In pagdi system generally flat owner is not land owner and without NOC they have purchased this......
Only 2 solutions possible
1) Entire society people can check on renovation of building as per approved plan
2) Land owner can connect with builder and develop the property (Let's say 5 floor building and 20 flats are there....so Builder can demolish the complete property and redevelop 10 floor property by taking approval by BMC but in this case land owner has to sell his land to flat owners)
The main issue is that the Building might be too old and not repaired or property might not be constructed basis on the plan approval(deviation on property- illegal property) so govt can sent notice..

If the building is very old or construction may not be proper, the state government should send a notice to the Pagdi owner for evacuation. Nothing can be done without the government notice.
You can ask the Pagdi owner to show the government notice for evacuation of the building. In case he is not able to produce the notice, you don't have to vacate the building.

My dad took a place to live under pagdi system , we are living here since 29 years. Now we got a notice that the building is risky to stay and have to be evicted from the municipal corporation. however, upon asking the owner he is denying to give us a place to stay in his new building which he is building neither providing any facilities. what do we do now?
