Hi,
The inclusion of common utility expenses in the maintenance charge depends on the specific terms and agreements set by the housing society or management of the property. In some cases, the maintenance charge may cover common utility expenses such as water, electricity for common areas, and sewage maintenance.
However, it is essential to review the maintenance agreement or consult with the housing society to understand the specific inclusions and exclusions.
Although flat maintenance fees vary, the Cooperative Housing Societies Act specifies the following fees as part of maintenance fees.
Common electricity charges
Property taxes
Expenses on repair and maintenance of the lift of the society, including charges for running the lift
Contribution to the repair and maintenance fund
Contribution to the sinking fund
Water charges
Car parking charges
Service charges
Insurance charges
Non-occupancy charges
Leases rent
Education and training fund
Election fund
Non-agriculture tax
Any other charges
Additional costs can include the wages of the office staff, lift operators, watchmen, etc.; the property tax for the society office; energy and water fees; printing, stationery, and mailing; the travel expenses of the staff of members; the membership fee for the education fund; and other expenses.

My Apartment maintenance charges (Bangalore) has increased and now it includes GST. They are charging a flat rate Rs 4/sqft. My question is that does the maintenance charge include common utility expenses also? Do we seperate common utility charge before calculating GST?
