Hi friend,
Yes, it is possible to sell your property on Bainama. A bainama is a legal document that will serve as proof that your property has been transferred from you (the seller) to the buyer. All you need to do is draft a bainama with all the details about the parties involved, description of the property, sale amount decided, period of time and the exact date of possession of the property by the new buyer, and clauses like indemnity clause, in the presence of the buyer and draw the bainama by a legal draftsman upon a non-judicial stamp paper.
You must also know that it is the buyer who is required to pay the registration fee and the cost of stamp duty.
The bainama must be signed by both the parties, i.e. by you and the seller, in the presence of both the parties. Post this all the rights of the property will be transferred to the new owner.
I hope I was able to clear your doubt.
