Uttam Nagar is a residential area in the south western part of Delhi. It consists of lower-class and middle-class families. It is adjacent to Janakpuri and Vikaspuri which are highly developed areas. Other densely populated areas like Om Vihar, Hastsal, Bhagwati Garden and Matiala are closeby. In Uttam Nagar, most of the residential properties are in the form of builder floors or self-owned & self-constructed houses. This way, it majorly caters to affordable and lower-mid segment buyers.
Now speaking of the rent, as the property price is low, the rent is also equally low. Basically, you will get a rent as per your investment. As you said, the map is not approved, there would be a little problem in getting a decent rental value. I would suggest you to opt for properties in locations where the map is approved even if the property rate is slightly higher.
