Is unregistered construction agreement set in 2006 of a flat on a floor not approved by CMDA, a valid ownership document ?

I want you to know that the registration of a construction agreement between the buyers and builders of new apartments had been made mandatory in Tamil Nadu, with effect from 01-10-2013. Also, property approval from CMDA is important permission that the builder has to get before commencing construction. It assures that the building can’t be demolished without any proper procedure laid out for the approved layouts.

Coming back to your query, as per my opinion, an unregistered construction agreement should be enforceable in law because an unregistered sale agreement is. However, such an agreement will be valid for a couple of years from the execution date as in the case of an unregistered sale agreement. I suggest you talk to the lawyer about it.
